We use a three step process to stage your property; this process is described in the list of services we offer:

• Home Staging
• One-day Decorating or Re-design
• Editing and Organizing
• Senior Relocation

Step 1 – The Consultation - We set up a meeting with you in your home, where we will discuss your needs; then we walk through every room of your home to access the condition, before making recommendations.  A detailed, written list of what needs to be done along with the estimated cost and the length of time it will take to complete the showcasing of your home will be given to you within 48 hours. (This does not include structural repairs.)

Digital photos - Before anything is done in your home we take dated, digital photos of each and every area of your home; these pictures are placed on a CD and you receive a copy for your records.

Step 2 – The work to be done – From the consultation you will have a list of what needs to be done, the choice is yours as to how that would be accomplished. We can offer a list of trade persons from whom you would get preferred pricing and quality work; or you can use trade persons that you know. A time frame for the completion of the work and a start date for step 3 will be established.

Step 3 –The ‘Showcasing’ of your home – This is where the enchantment happens. Starting from the outside we make sure that your curb and entry are appealing; we reposition the furniture you already own for more impact and to allow for the free flow of traffic; we add touches of elegance with accessories and lifestyle elements; highlight the best selling features of the property and ensure your home is sparkling clean.

Staging an occupied home – With an occupied home, we make every effort to save money for our clients, by using items that are already in the home and also by:

• Repositioning furniture for more impact
• Adding touches of colour, or toning down areas that are too flamboyant;
• Editing and depersonalizing
• Ensuring that there is adequate lighting
• Clean, Clean, Clean
• Repair broken faucets, windows etc.
• Adding Curb appeal
• Accessorizing and highlighting feature areas

Staging a vacant home – Statistics prove that staged homes sell faster and at a higher price than vacant homes. Our clients benefit from:

• The relationship with our preferred pricing partners
• The rental of furniture and accessories, rentals periods range from 3-6 months for large pieces and 1 month for smaller items
• Our showcasing of the property
• The delivery, placement and pick-up of items
• A dated, digital CD of the showcased home will be given to you for your records.

We use what you already own to create a beautiful, functional  and inviting space that compliments your lifestyle, fits into your budget and reflects your personality.

Editing & Organizing – Editing, a more gentle term for de-cluttering and depersonalizing; we will with your directions ‘lighten-up’ areas in your home or a room where your stuff has taken over and it is difficult see or easily find items or information that you need.
